Supporting housing delivery through funding

Three Dragons has assisted Somerset West and Taunton Council in securing funding to support large scale housing development on the strategic sites making up the Council’s Garden Town plans.Image of digger and spreadsheet

This work commenced with site specific viability assessments on large scale developments proposed for the outskirts of Taunton, undertaken in order to inform s106 negotiations.  This work identified the main development constraints affecting these sites and the measures needed to address these issues have been taken forward as part of Housing Infrastructure Fund (HIF) bids.  Here, Three Dragons worked with Somerset West and Taunton Council to develop a successful Marginal Viability bid for one of the key sites in Taunton.  This bid related to funding for a section of the site transport infrastructure, which was required early on in the development as part of planning policy.   Three Dragons also worked to assist Somerset County Council in their Forward Funding HIF bid, which covered schemes in Sedgemoor and Somerset West and Taunton.  Key development viability findings were used to build the economic and commercial cases for the Taunton and Sedgemoor funding bid, and this initiative aims to accelerate the delivery of approximately 17,600 dwellings.

Three Dragons has continued to work with Somerset West and Taunton to attract funding for schemes in the district.
